- Info: Crawl Space Moisture Control and Air Quality Upgrade
Sedona Waterproofing Solutions recently completed a crawl space encapsulation Ballantyne NC project for a homeowner in Ballantyne, North Carolina. The goal was to reduce moisture, improve indoor air quality, and leave the crawl space cleaner, drier, and easier to maintain long term. To get there, our team removed and replaced compromised floor insulation, completed fungal remediation, installed a heavy duty 10 mil vapor barrier, and added an AprilAire E70 dehumidifier to actively manage humidity.
The Situation
Like many homes in the Carolinas, this property had the classic ingredients for crawl space trouble: seasonal humidity, temperature swings, and a below floor area that can trap damp air. The crawl space showed signs of moisture stress, including insulation that had begun to sag and lose effectiveness. When insulation absorbs moisture, it stops performing like it should and can become a place where fungal growth takes hold. That combination can affect comfort upstairs and contribute to musty odors that travel through the home.
The crawl space had exposed masonry surfaces and floor areas where moisture could evaporate into the air. The insulation between the floor framing was present but not uniformly supported. In crawl spaces, even small gaps or drooping batts can lead to cold spots, energy loss, and higher risk of condensation on framing.
Sedona’s Approach
We treat crawl space projects as both a building protection job and an air quality job. Moisture does not stay politely in one place. It migrates as vapor, it rides airflow, and it accumulates in materials. So instead of only addressing one symptom, we focus on the full system:
- Remove the materials that have been affected or that cannot perform properly.
- Clean and remediate to reduce the biological load in the space.
- Block ground moisture with a robust vapor barrier.
- Control humidity actively with a reliable dehumidifier.
- Leave the space neat, serviceable, and built to last.
Work Performed
Sedona Waterproofing Solutions completed the following scope of work:

- Removed and replaced floor insulationWe removed insulation that showed signs of moisture impact and loss of support. After preparing the area, we installed replacement insulation to restore thermal performance and improve comfort above the crawl space. Proper support and fit matter here. Insulation has to stay in contact with the subfloor and remain secure over time to deliver consistent results.
- Fungal remediation crawl space
Moisture problems often bring biological growth along with them. Our team performed remediation to address fungal presence on affected surfaces. We focused on cleaning and treating impacted areas to promote a healthier crawl space environment and help prevent recurring issues once moisture levels are brought under control. - Vapor barrier installation: durable 10 mil liner
A crawl space can pull a surprising amount of moisture from the ground. Even when there is no standing water, water vapor moves upward and raises humidity. We installed a 10 mil vapor barrier across the crawl space floor to reduce that moisture load. The liner was laid to provide continuous coverage, with careful attention to overlaps, seams, and transitions around piers and edges. The result is a cleaner surface that resists tears better than thinner plastics and provides a more dependable long term moisture defense. - Added an AprilAire E70 dehumidifierCrawl space encapsulation reduces moisture entry, but humidity control finishes the job. We installed a crawl space dehumidifier AprilAire E70 to actively manage relative humidity in the crawl space. The unit was mounted securely on elevated support blocks and positioned to promote steady airflow. In the completed setup, the dehumidifier provides ongoing moisture control and helps keep the space stable through seasonal changes. In the photos, the system is operating and the display shows a set point in the low 50 percent range, which is a common target for crawl spaces to discourage condensation and microbial growth.
The Result
After the work was complete, the crawl space looked and functioned like a different space.
- Cleaner and more controlled environment: The 10 mil vapor barrier creates a continuous ground moisture break and leaves the floor area neat and easier to inspect.
- Improved moisture management: The dehumidifier adds active control, which is especially important in humid months when outdoor air can push crawl space conditions out of balance.
- Better insulation performance: With compromised insulation removed and replacement installed correctly, the floor system can perform more consistently, supporting comfort and helping the home run more efficiently.
- Healthier conditions under the home: Remediation plus humidity control reduces the conditions that allow fungal growth to persist, supporting better air quality throughout the structure.
Why this Project Matters
Crawl space issues tend to show up slowly. A little sagging insulation becomes uneven temperatures. A mild musty smell becomes a seasonal headache. Wood stays just damp enough to raise concerns over time. The earlier you correct the moisture source and stabilize the environment, the more you protect the home’s structure and the air the occupants breathe.
This Ballantyne project is a good example of a balanced solution. We did not rely on one product or one step. We paired a robust vapor barrier with remediation, insulation improvements, and dependable mechanical dehumidification. That combination helps the crawl space stay dry, perform better, and remain easier to maintain.
